Forty-five minutes, a new filter, a quick listen at the register, done. That is what a lot of “tune-ups” actually are. A real furnace maintenance visit runs closer to sixty to ninety minutes and involves a combustion analyzer, a manometer, and a technician who checks parts most homeowners never hear named. The gap between those two visits is where furnaces fail mid-January instead of getting caught in October.
The Filter Swap Is Not the Maintenance
Filters matter. They are also the one part of a furnace a homeowner can check without a toolkit, which is why so many cut-rate tune-ups lean on it as the visible deliverable. Swap the filter, glance at the flame through the sight window, hand over an invoice. Nothing about that process tells anyone whether the heat exchanger has a hairline crack or whether the gas pressure is drifting out of spec.
A proper visit treats the filter as one line on a longer list, not the whole appointment. Ignitor condition, blower amp draw, flame sensor buildup, gas valve pressure, condensate drain, safety switches: each gets checked and the readings get written down, not eyeballed and waved off.
Combustion Analysis: The Part Most Tune-Ups Skip
A combustion analyzer reads what is actually coming out of the flue: carbon monoxide levels, oxygen percentage, stack temperature, and the resulting efficiency number. None of that is visible by looking at the flame. A burner can look blue and steady while still running rich, producing CO levels that would fail a proper reading.
Most $79 tune-up specials do not include this step. The analyzer costs money, the probe takes a few minutes to stabilize in the flue, and skipping it is the easiest place to shave time off a discounted visit. Ask directly whether combustion analysis is part of the service before booking. It is the single best indicator of whether a furnace is burning gas cleanly or wasting it.
What Gets Checked, Item by Item
Heat exchanger inspected for cracks or corrosion. Flame sensor cleaned or tested for microamp output. Ignitor checked for resistance drift. Gas pressure verified against manufacturer spec, both manifold and inlet. Blower motor amperage measured against nameplate rating. Condensate trap and drain cleared on high-efficiency units. Safety switches tested, including the limit switch and pressure switch. Ductwork checked at the return for restriction. Thermostat calibration confirmed against a second thermometer.
That list runs long on purpose. Each item catches a different failure mode, and skipping any single one is how a furnace that “just had maintenance done” still fails six weeks later.
Why the Gas Pressure Reading Matters
Gas pressure that drifts low starves the burner and shows up as a yellow, lazy flame instead of a firm blue one. Pressure that drifts high overfires the heat exchanger, which shortens its life well before the eighteen-to-twenty-year mark most furnaces are rated for. Neither problem is visible without a manometer connected to the gas line, and neither gets caught by a technician who only glances through the sight glass.
A regulator that has held steady for a decade can still shift a few tenths of an inch of water column over a winter of heavy use. Small enough that the furnace still lights and still heats. Large enough, over years, to shorten a heat exchanger’s working life or leave a house running colder than the thermostat setting suggests.
The Flame Sensor Nobody Mentions Until It Fails
A dirty flame sensor is one of the most common no-heat calls a technician gets, and it is entirely preventable. The sensor develops a thin oxide coating over a season of use, and once that coating gets thick enough, the furnace reads it as no flame present and shuts itself down as a safety response, even while gas is burning fine.
A quick sensor cleaning during a proper furnace maintenance visit takes a couple of minutes and heads off what otherwise becomes a no-heat emergency call on a Saturday night in February. It is one of the cheapest line items on the checklist and one of the most consequential to skip.
What a Cheap Tune-Up Skips
The corners that get cut on a discount visit are predictable. No combustion analyzer, so CO levels and true efficiency never get measured. No manometer, so gas pressure is assumed rather than confirmed. No amp clamp on the blower motor, so a motor drawing more current than spec, an early warning sign of bearing wear, goes unnoticed. No real heat exchanger inspection beyond a flashlight glance through the burner compartment, which misses cracks on the far side.
None of that shows up on the invoice either way. A ninety-dollar tune-up and a proper maintenance visit can look identical on paper, right up until the furnace that “just had service” quits during a cold snap.
Booking It Before the Cold Snap
Fall, before the first hard freeze, is when this visit does the most good. Not because a furnace forgets how to run in summer, but because any parts a technician flags in October still have lead time behind them. A flame sensor that reads marginal in September gets cleaned on a normal appointment. The same reading discovered in January means a no-heat call competing for a spot with every other furnace that failed the same week.
A furnace that had a real maintenance visit booked every fall rarely produces surprise mid-winter failures. The ones that do are almost always running on a filter swap and a glance, not a combustion reading and a full checklist. Worth asking exactly what is included before the technician’s truck even shows up, and worth comparing that list against what actually got written down on the invoice afterward.
